Village B&B is a comfortable, reasonably-priced bed and breakfast located in Newton Highlands, Massachusetts, just west of Boston. The B & B is housed in a lovely Queen Anne Victorian home in the heart of a charming village, and has been rated #1 in Newton by TripAdvisor.

The B & B offers three guest rooms: the King Suite, the Queen Suite, and Katie’s Room.

Village B&B is located in a Queen Anne Victorian in the Newton Highlands village neighborhood.

The property is not ADA accessible.. All other rooms other than the King Suite are accessed through a staircase. There are also stairs leading to both front and back doors of the 1894 structure.

The B & B is located in Newton Highlands, MA 02461, just west of Boston — approximately 20 minutes from the city by car or about half hour via MBTA streetcar; shorter to Fenway Park and the hospital area at Longwood.

The B&B is just a block from the Green Line D streetcar, which provides easy access to Brookline and downtown Boston. Boston is also about a 20-minute drive, and 25 minutes minus traffic delays to Logan Airport. Major routes such as I-95, the Massachusetts Turnpike and Route 9 are easily accessed.

Yes, a large driveway accommodates a car for each room.

Within a three-block radius there are numerous shops and restaurants, salons and fitness centers. Of the 13 villages that make up Newton, the nearby villages of Newton Centre, Waban, and Newtonville offer additional dining and shopping, many walkable from the B & B. Boston attractions including the Freedom Trail, Fenway Park, the Museum of Fine Arts,, The Isabella Stewart Gardner Museum, the Institute of Contemporary Art, The Boston Public Library, China town, the theater district, the North End, Beacon Hill, the Public Garden, Faneuil Hall, are all easily accessible by train as well as Cambridge with Harvard Square and MIT with one change on the train at Park Street station.

Yes. The B & B is conveniently located near Boston College, Brandeis University, Bentley University, Lasell University, Olin College, Babson College, Wellesley College, Emerson College, Boston University, Berkely School of Music, Hebrew College, MIT and Harvard University, making it a convenient place for guests attending football games, parents’ weekends, and graduations as well as parents taking prospective students to tour these schools.

A short T or car ride to the Longwood Medical area accesses Boston Children”s Hospital, Beth Israel, Dana Farber, Brigham and Women’s Hospital and Joslin Diabetes Center. Mass General Hospital and MA Eye and Ear are a bit further, but still accessible by T or car.

Three rooms are available: the King Suite, The Queen Suite and Katie’s room. An option exists to expand Katie’s room for an additional cost. Please contact the innkeeper.

The King Suite ($250 per night) features a king bed, an en -suite private bathroom, and an attached seasonal private screened porch.

The Queen Suite ($225 per night) includes a queen-size bed with a private bathroom, and a separate combination sitting room, kitchenette, and dining area. The sitting room contains a full-size open-up sleep sofa.

Katie’s Room ($200 per night) is a large bedroom featuring a queen bed and a private hall bathroom. It can be augmented by a room across a small foyer if traveler’s need an extra bed (charges are applied).

Yes. The King Suite and Queen Suite each have en-suite private bathrooms. Katie’s Room has a private hall bathroom.

All rooms include a TV, refrigerator, iron, hairdryer, bathrobes, and free Wi-Fi. The Queen Suite also includes a kitchenette. The King and Queen suites include a tea kettle.

Yes, free Wi-Fi is available in all rooms. The code is available after check in.

Yes, the Queen Suite includes a kitchenette. The house kitchen is NOT available to guests.

Yes. A generous continental breakfast is included and served in the main dining room.

The breakfast includes an assortment of cereals, yogurts, pastries, cheese, fruit, hard boiled eggs, coffee & tea. Some of the items are made at the B & B.

Yes, in most cases. Guests are asked to alert the innkeeper in advance so arrangements can be made. Past guests have noted gluten-free and dairy free accommodations, for example.

Breakfast is served at 8-9am on the week days and 9-10am on the weekends.

Yes. The B&B has a two-night minimum stay. Exceptions can sometimes be made — call or email directly to discuss. The reservation system is set for the two-night minimum.

Yes. All reservations must be secured with a current credit card.

Booking early is strongly recommended, especially for high-demand periods such as the Boston Marathon, college parents’ weekends, Head of the Charles, special events and graduation season. However, with a two-week cancellation period with no penalty, changes are easy if you book directly on VillageBandB.com.

Rates may increase during special events in the Boston area.

Guests may cancel with two weeks’ notice. For cancellations made closer to the reserved date, if the B & B is able to re-book the room, a refund will be issued minus the cancellation fee. The full policy can be emailed upon request.

You need to cancel 2 weeks prior not to be charged but If the room can be re-booked, a refund (minus the cancellation fee) is possible.

The 2026 rates are: King Suite is $250/night, the Queen Suite is $225/night, and Katie’s Room is $200/night. A $15 charge applies to all one-night stays. For early check in, late check out or more than two guests in a room, additional charges apply.

Yes. Discounts are available for long-term stays of one month or more between December and April. Generally there is a 91 day minimum on winter bookings. Contact the inn directly to inquire. Note that breakfast is not included with long-term stay pricing.

While there are no specific guidelines, B & B staff are serving breakfast each morning and preparing your room and doing routine housekeeping during your stay, so gratuities are very much appreciated.

Yes. The home (4 bedrooms, 4.5 baths, kitchen, and living room) is available for rent from sometime in November through sometime in April with a 3-4 month minimum. No, there is a strict policy of No pets due to allergies.

While children are welcome,, it is not an ideal setting for young children.

Check in at 3pm or any time after, and check out by 11am. If available for an hourly fee, early check in and late check out may be available…

Yes, you must be 21 years of age to book a room or stay without parents or guardian present.
